Gurgaon Housing Scenario
Gurgaon’s population has within two decades increased in unproportionate figures and one can even assert that the planning department of the state has been quite unable to cope with the increasing infrastructural needs of the city. With family divisions placing an additional demographic pressure on the plotted townships, as it was obligatory, there arose the necessity for an additional floor on each plot. Because of the rapid increase in the cost of land in Gurgaon, however, constructing one or more floors above the third floor became more economical than purchasing another plot and building a separate apartment.
There is therefore a need for a fourth safeguard or even a fourth floor – stilt plus four. In the end, even the state government was able to reach an agreement, and the registration of the fourth floor was treated as a considerable comfort relief for families that had the need to put up an extra fourth floor due to a need by the family as it was seen as an achievement in Haryana. This also created an opportunity to increase the number of families occupying new residential buildings that were to be built on the plots. However, the government adopted such a course only after a well reasoned and supported situational analysis of Gurgaon, where the demand for housing seems to be growing per day.
Independent Floors: The Supply in Demand
The reason why the fourth floor has been permitted is the fact that independent floors have become quite popular in Gurgaon with the mid-segment of the buyers who now look for independent floors with a separate registry and some degree of privacy at a budget which was not available earlier. A number of promoters in real estate ventured into independent floor projects in the new sectors of Gurgaon along the Dwarka Expresway and Sohna and were also looking at enterprising regions such as Farukhnagar and Pataudi in addition to Sohna. In view of the fact the NCR Planning Board has given priority to Gurgaon in the context of planning for road/rail infrastructure, urban corridors have become the need of the hour.
